The report highlights how post-pandemic recovery has brought remarkable demand surges in urban housing, reflected sharply in price trends across India’s top cities. Mumbai recorded a 58% rise in property prices, increasing from 19,500 per sq.ft. in 2020 to 30,796 per sq.ft. during 2025. Noida saw a 111% surge, from ₹6,300 to ₹13,300 per sq.ft., while Greater Noida posted a 105% jump, climbing from ₹4,400 to ₹9,029 per sq.ft. Gurugram prices more than doubled, growing 86% from ₹8,600 to ₹15,996 per sq.ft. Bengaluru witnessed a 66% rise, with prices moving from ₹7,100 to ₹11,756 per sq.ft., and Delhi saw a 40% increase, from ₹13,500 to ₹18,947 per sq.ft. over the same five-year period.

But the story doesn’t end with the metros. A subtle yet significant shift is underway, residents of Tier 1 cities are now looking toward Tier 2 and Tier 3 towns in search of a better quality of life, affordable real estate, and growing job markets. Cities like Mysore, Visakhapatnam, and Ghaziabad are emerging as serious contenders for both living and investment. The move is no longer just from small towns to big cities—it is beginning to flow both ways.
