Continuing its steady upward trajectory, Mumbai’s residential real estate market recorded 12,622 property registrations in September 2026—marking a 5% year-on-year growth and reaching a 14-year high for the month. The surge was significantly propelled by auspicious homebuying during the Ganesh Chaturthi festive period (September 14–25), which alone accounted for 5,379 registrations (up 22% YoY) and generated ₹640 crore in stamp duty collections for the state exchequer. According to the latest report by property consultancy Knight Frank India, sustained consumer confidence, resilient economic fundamentals, and high demand for quality developments across key suburban micro-markets continue to keep homebuying momentum buoyant as the city enters the peak quarter of the festive season.
Industry leaders share their insights on this continued upswing.
Mr. Kamlesh Thakur, President, NAREDCO Maharashtra and Co-Founder & Managing Director, Srishti Group
“Crossing the 12,600-unit milestone in property registrations this September; the highest for the month in over 14 years is a clear testimony to the sustained structural demand and high consumer confidence in Mumbai’s real estate market. The festive fervor surrounding Ganesh Chaturthi acted as a powerful catalyst, driving over 5,300 registrations and contributing ₹640 crore in stamp duty revenue in just a twelve-day period. As developer-led infrastructure improvements, enhanced connectivity, and steady economic fundamentals continue to align, we anticipate this strong momentum to build further into the upcoming Navratri, Dussehra, and Diwali period.”
Mr. Shilpin Tater, Managing Director, Superb Realty
“The September 2026 registration data underscores a mature market driven by end-users who are keen on upgrading their lifestyles. Achieving over 12,600 registrations during a month that traditionally sees varied transaction pacing shows that homeownership remains a top financial priority for urban buyers. The sharp uptick during Ganesh Chaturthi underscores the deep-rooted sentiment attached to festive buying in MMR. Projects that offer well-designed layouts, modern amenities, and timely delivery continue to witness robust traction across premium and mid-segment developments.”
Ms. Shraddha Kedia-Agarwal, Director, Transcon Developers
“The 14-year high in September property registrations reflects the ongoing buyer emphasis on lifestyle upgrades, well-connected suburban micro-markets, and quality living spaces. The strong festive response during Ganesh Chaturthi—generating over ₹640 crore for the state exchequer highlights that buyer intent translates swiftly into real closures when backed by infrastructure enhancements and developer credibility. As infrastructure connectivity across Mumbai continues to shrink travel times, transit-oriented luxury and semi-luxury developments will continue to see elevated buyer demand.”
Mr. Dhruman Shah, Promoter, Ariha Group
“Recording over 5,300 registrations in the short span of Ganesh Chaturthi alone proves that market fundamentals remain robust. Buyers are selectively gravitated toward reputable developers who offer value, transparency, and superior location advantages. The healthy run-rate seen in September validates that real estate remains the most favored asset class for long-term wealth creation and security in Mumbai. We expect this positive buyer sentiment to escalate further through the remaining quarter.”
