The long-standing physical and psychological barrier separating Mumbai’s western and eastern suburbs is on the verge of a major structural shift. As per media reports, the Brihanmumbai Municipal Corporation (BMC) setting its sights on an October 15 traffic opening for the key 1.26 km (3×3-lane) flyover between Dindoshi Court and Dadasaheb Phalke Chitranagari (Film City), the broader 12.2 km Goregaon-Mulund Link Road (GMLR) project is taking a decisive step forward.
As final load testing and finishing works near completion, real estate micro-markets on both ends of the corridor—Malad and Goregaon in the west, and Mulund and Bhandup in the east are bracing for a fresh wave of capital appreciation, commercial expansion, and heightened residential demand.
Historically, commuters traveling between the Western Express Highway (WEH) and Eastern Express Highway (EEH) faced grueling, bottlenecked commutes via the JVLR, Ghodbunder Road, or Aarey Colony route. The GMLR corridor promises to shrink travel time between Goregaon and Mulund from over an hour to under 20 minutes once fully operational, effectively creating a unified central suburban hub.
This transformation in accessibility is already redefining value propositions across four key real estate nodes.
Eastern Suburbs: Mulund & Bhandup
The eastern belt of Mulund and Bhandup stands to gain significantly from the infrastructural bridge, evolving into an accessible alternative for corporate professionals who previously preferred western hub living.
Emphasizing the game-changing impact on Mulund, Mr. Navin Makhija, Managing Director, The Wadhwa Group mentions, “Mulund has consistently established itself as one of the most structured and self-sustained residential hubs in Mumbai’s eastern suburbs.
