Magicbricks PropIndex records a rise in housing demand during July–September 2026, with premium housing emerging as a key growth segment.
Mumbai: India’s residential property market witnessed an improvement in buyer activity during July–September 2026, with housing demand rising quarter-on-quarter, according to the latest PropIndex report by Magicbricks Research. While supply also recorded moderate growth, demand remained below year-ago levels, indicating a gradual recovery in the housing market.
Bengaluru and Ahmedabad emerged among the stronger-performing markets, alongside Navi Mumbai and Thane, reflecting growing buyer interest across key residential hubs. Mumbai, Hyderabad and Chennai also recorded an increase in demand during the quarter, while markets such as Greater Noida, Kolkata and Noida saw comparatively modest growth.
At the national level, housing demand rose 8.2% quarter-on-quarter, while supply increased by 1.9%. Property prices also recorded a modest 1% increase during the quarter. Among key markets, Bengaluru and Ahmedabad led demand growth, registering increases of 14.2% and 13.5%, respectively, highlighting continued buyer activity across major residential markets.
Premium housing continued to attract buyer interest, particularly in select markets such as Bengaluru, Noida and Greater Noida. The trend points to sustained demand for higher-value homes, even as overall market performance varied across cities. Noida also witnessed an increase in new supply in the premium segment, indicating developers continued focus on this category.
Property prices recorded a modest increase nationally, with Mumbai and Chennai among the markets registering stronger appreciation. However, price movements remained uneven across cities, highlighting differences in local market conditions.
Homebuyer preferences continued to favour practical, mid-sized and larger homes, with 2 BHK and 3 BHK configurations accounting for the bulk of buyer interest. The findings highlight the importance of balancing affordability, preferred home sizes and inventory availability as the residential market moves through the festive season.
