Mumbai: Rental income is rapidly emerging as a primary consideration in residential real estate investment across India. According to the latest Housing Sentiment Index (HSI) report by Magicbricks, India’s leading property portal, buyers who cite rental yield as their main investment motivation recorded the highest Housing Sentiment Index score of 119.

The findings signal a structural shift in investor behavior, with buyers increasingly evaluating residential property as an income-generating asset alongside traditional goals like capital appreciation and personal ownership.

Shifting Investor Motivations in Real Estate

While capital gains and homeownership stability remain popular reasons for purchasing property—each cited by 31% of survey respondents—rental yield-focused buyers express the highest market confidence.

This surge in confidence is backed by a notable rise in rental returns over recent years. Residential rental yields in India have expanded from nearly 2% to around 3.6% over the past five years, greatly enhancing the appeal of real estate as an asset capable of delivering both steady recurring cash flow and long-term equity growth.

Demographics & Property Preferences

Investment-driven demand is particularly pronounced among experienced homeowners and mature investors looking to expand their portfolios:

  • Second-Home Investors: Among existing homeowners searching for a second property, 40% are aged 45–64, underscoring strong participation from financially established buyers.
  • Under-Construction Preference: Buyers favoring under-construction properties registered a higher HSI of 129, compared to 116 for ready-to-move-in homes.

This preference for under-construction projects is driven by attractive entry pricing, flexible developer payment schemes, and the potential for capital appreciation as construction nears completion.

Strategic Industry Outlook

Commenting on the report’s insights, Prasun Kumar, Chief Marketing Officer at Magicbricks, noted:

“The strength of housing sentiment among buyers focused on rental yield reflects an important evolution in residential real estate investment. As rental yields improve, investors are increasingly looking at property through the lens of recurring income alongside long-term value creation. This combination is strengthening the investment proposition of residential real estate and reflects a more diversified approach to property ownership, particularly among buyers considering additional properties.”

As residential yields continue their upward trend, property is transitioning from a passive store of wealth to a core cash-flowing instrument within modern investment portfolios.
